Lease Opportunities

  •  The initial five (5) year lease shall be absolute triple net (NNN) and the Tenant shall pay a pro-rated portion of all operating expenses associated with the Property, including but not limited to, building repairs and maintenance, real estate taxes, insurance, and utilities. Landlord shall maintain the building shell structure including foundation, exterior wall panels and roofing system. The pro-ration will be based on the tenant’s percentage of the building’s total square footage. 

Tenant Finish

  •  Landlord will provide additional services to the tenant in the form of tenant finish. The costs associated with these improvements will be covered by the Landlord and built into the lease as reimbursable from the tenant over the five year initial term. Tenant finish will be completed per the Landlord’s budget. Any additional items will be the financial responsibility of the tenant and will be paid prior to the completion of the work. 

Options to Renew

  •  Tenant shall have three (3), 5-year, separate, but consecutive options to renew the lease. All terms and conditions shall remain unchanged, except that rent shall increase as negotiated:
